But we have to admit that there are many difficulties in the process ofurbanization and industrialization, the lack of land is one of the most difficulties in them,which has become one of the factors that restrict the process of urbanization. At present, therural residential land use presents a quantity big, dispersion and excessive idle characteristic,has the certain development potential. City suburb of rural homestead wards work is to solvethe city uses ground strain of rural residential land and the extensive utilization of this onedifficult problem significant move. Mainly introduced the rationalchoice theory, theory of planned behavior, land scarcity theory and other related theories, onthe basis, the definition of rural residential land, homestead wards, replacement of homestead,farmers’ willingness will be defined. The third chapter, this paper will explore the circulationof Homestead Land use right. The JiaXing mode, Chongqing mode and the mode of Tianjinas typical cases were be analyzed, and we will compare the three kinds of modes. And wefind that the Jiaxing and Tianjin mode are undertook mainly by the government and respectthe willingness of the farmers, compared with this,the Chongqing mode presents varies style. The fourth chapter，based on the theory of plan behavior, this paper analysis the influencingfactors that affect the farmers’ willingness to exchange isolated farmers’ residential land withwell-planned house. Mainly from farmer oneself to homestead wards attitude, people aroundthe opinions on farmer wards and the effect of farmer towards life after the awareness. Thefifth chapter is the regression analysis of the factors that influence the willingness ofexchanging isolated farmers’ residential land with well-planned house. Through theestablishment of the Logistic regression model, we will get to know what factors havesignificant influence. The results showed that the education level of head of household, toimprove the conditions of children in school, and the support of friends and relatives, hasbeen recognized by the farmers who have undertook the change behavior have significantpositive effect; two variables have weak positive effect of non-agricultural skills and improvethe health conditions; head of household age,family income, wards after concerns aboutre-employment, the increase in consumer, habits change variables have significant negativeimpact; obtain urban hu kou, Village cadres endorsed policies can not be cashed,the threevariables have weak negative impact. The sixth chapter is some advice on how to do betteron the job of exchanging isolated farmers’ residential land with well-planned house. Mainlyfrom the improvement of farmers’ social security, solve the farmers re-employment, makecartilage base wards of pilot job, put forward the countermeasure proposal. |
