In recent years, there are so many disputes in the Chinese real estate market. Although several regulations have been implemented by the central government, they did not work. Local governments don’t work, and the people’s livelihoods cannot be guaranteed. Therefore, we should analyze the intrinsic defects of the Chinese real estate market, beyond the surface, to find the crux of the problem.By reviewing the developing process of the Chinese real estate market, this thesis analyzes game relationships among the different parties (the central government, the local governments, the property developers and the customers) involved in the Chinese real estate market, and demonstrates the main reasons of the ineffectiveness of the macro-control policy, to strengthen the recognition about the availability of the policy-making and complexity of the policy-implementing in the Chinese real estate market. By applying the public-choosing theory, the interest-group theory, the game-analyzing theory and so on, to assess the developing process of the Chinese real estate market with the historical analysis, I have got that: the only way to develop the Chinese real estate market is that to strengthen the positive interactions among the central government, the local governments and different parties in the society.
