| With the rapid progress of urbanization, urban construction in China has gradually turned from "Building Era" to "Reconstruction Era." In this background, the renovation of existing buildings is an effective approach to ease urban resources pressure, and to achieve sustainable development. Research on renovation of office buildings is the branch of existing building reconstruction, which is a complicated systematic project, not only with multi-professional field, restrict technical requirements, and also related to the game process of government departments, building owners, property companies, professional departments and so on. This situation thus brings great obstacles and challenges to the project practice. Therefore, research of management approach, is the key to solve problems, and to promote the effective implementation of office buildings renovation, which is of great theoretical and practical significance.On the basis of background research, this paper discussed on regulation-policy system, and relevant research home and abroad. Then author then analyses cases of architecture renovation in Hong Kong, Singapore, the United States, and summarizes the experience on the management level. Furthermore, this paper focuses on renovation practice in downtown area of Ningbo. Through data collection and field research, the author figure out different positions and concerns of users and decision-makers, and presents in-depth analysis of problems obstacles of renovation implementation. On this basis, the author put forward management strategies from operating mechanism and process management. Specifically, the author discusses on the definition of role play of main bodies, as well as management and funding relationship among them. Furthermore, the paper presents optimization proposal on management process and the approach of goal-achieving, supplemented by appropriate ensuring policies, in order to achieve the goal of management optimization in downtown area of Ningbo City. |
