A Special Study On Spontaneous Renewal Huangjueping Warehouse Zone

With fast urbanization and great transformations in contemporary China, many oldindustrial buildings are out of use and disappearing very fast. Fortunately, some arerented by artists for the survival in name of creative industrial zone. HuangjepingWarehouse Zone (HWZ) is a typical case in Chongqing.HWZ grew as a logistics district for the port and rail freight station nearby. Withfast urbanization and regional competition, these regions were declined, leaving a largenumber of empty warehouses. Artist and students of Sichuan Fine Art Institute foundthese spaces, and began to renovate by themselves. Subsequently, they were sponsoredby government specific funding. HWZ was identified as a unique name card of creativeindustries in Chongqing.This paper focuses on the spontaneous transformation of HWZ in three questions:what are the characteristics? Why it formed? and how it transformed? Chapters I andChapters II described the background and theory of study. Chapter III, IV and V arecarried the study out to three sections: the basic characteristics of the space,spontaneous factors of space transformation, and the evolution of spontaneous space.The issues are discussed in three levels: settlement level, building level and unit level.Then, the reasons for the formation and evolution of the spontaneous space are explored:good location, cheap rent fee, good accessibilities, flexible and adaptable studio space.After the incremental transformations, HWZ was attractive and catching the attentionsby the government. Some subsidy policies were raised to make the studio affordable.Stakeholders of HWZ are changing, communicating, interacting competing in theprocess of renewal, devoting themselves into a healthy, dynamic and artistic community.Finally, some recommendations are identified for the sustainable development ofthe HWZ in terms of spatial and policy level.
