CZ International Garden City Project Cost Management Research

With the continuous introduction of China’s real estate control policies, the situation faced by the real estate market is becoming increasingly serious, the Delicacy Management will also become the main theme of increasing profitability for real estate development enterprises. How to perform effective cost management becomes to be a primary problem need to be solved by the real estate enterprises.By studying on the case of CZ International Garden City project, this paper conducts a thorough analysis on the cost management loopholes exist in the case, and on this basis, the paper brings up the establishment of contract-planning-oriented cost management and control system.After presentation and analysis of the cost management loopholes in the CZ International Garden City project, cost management method of universal significance is brought up. The paper puts forward the idea to refine the target cost to contract plan, and perform control on each executable contract level, and give specific control measures on all aspects of contract formation and execution. This paper introduces emphatically on the entire contract implementation situation and database establishment during the phase of completion settlement. By amending or curing the excellent thinking formed during the cost control process, and conducting knowledge management, the cost management wisdom with the company’s characters is eventually formed.In order to guarantee the implementation effect of the proposed cost control method, recommendations on team building and performance appraisal management are especially given.
