With our economic development, the market of China’s Real estate market will movetowards standard. As a result, the competition among the real estate companies has grownfiercer. for a real estate company, to maintain survival and development, it must improve themarket competition ability. Thus the marketing plan and strategy becomes important part.Especially,the plan and strategy must be scientific and achievable, which can directly affect the company’s benefit and success.Under the fact that we have a more competitive market and more reasonable customers,devel-opers feel more and more uncomfortable to use the traditional marketing method dealing with the recent projects and new cases, thus to create a series of new strategy to satisfy the new reality bec-omes a necessary choice. We use a systematic perspective, did a research on market’s characters and relationships of China’s real estate, which also tell us the necessaryand importance of marketing skills for a real estate company. Control and optimize the relationship of every main body who can limit our benefit when running the company is the central and basic idea of company’s marketing strategy.analyzing the planning strategy and applying method for “internal market”,”customer’s market”,“influencer’s market”,“competitor’smarket”,“supplier’s market”, and “seller’s market”.We take“Chang’an Jiayuan” project’s marketing strategy as a reference, applying marking theories“4P””4C””4R”,do survey and research on this project’s market, analyze market surrounding and market sensible reason, thenmake project’s”logo strategy”,”price strategy”,”channel strategy” and”sales strategy”.The research of this thesis has certain guidance functions tothe marketing strategy for China’s real estate.
