Since reform and opening, along with the deepening of real estate reform, China hasbasically established new housing system to adapt to the process of economic reform andgradually improved people’s living conditions and the market mechanism. The series of datafor the number of real estate enterprises, employment and investment etc. is also straight up.The real estate has become the main driving industry for national economy. However, due toits irrational development, its rapid development for successive years has brought someproblems, such as: structural imbalance between supply and demand, unstandardized markettransactions, rapid growth in housing price and other issues.Based on Xi’an real estate market, this paper has analyzed the change characteristics inits investment, construction, sales, and price and discussed the development rules for Xi’anreal estate market. Real estate is a rapid developing industry since the21st century andforeign scholars have also studied a lot on it. The research and analysis direction of the paperis to explore the relationship among Xi’an real estate market investment, construction, sales,price and its change rules. The paper has been divided into five parts. The first part is theintroduction. In the part, it has explained the background, objectives, main content, ideas, andmethods of the thesis. The second part has summarized the theoretical researches on the realestate market. It has introduced the related theories, domestic and international researchtrends on the real estate market. The third part has empirically studied the macro factorsaffecting the real estate market in Xi’an. It has analyzed the macro factors affecting the realestate market in Xi’an and predicted the future demand of real estate by using empiricalanalysis. The fourth part has put forward the development strategies of Xi’an real estatemarket. On the basis of the empirical analysis in third part, it has described the current status,problems and causes in Xi’an real estate market and finally proposed the proposals for itsdevelopment and countermeasures in this part.The fifth part has discussed the conclusion andoutlook for further research on the thesis hoping to provide a theoretical foundation andtechnical support for government and business investment decisions, to bring the conveniencefor the residents of Xi’an in understanding Xi’an real estate market, to promote real estate development and especially to provide the decision making basis for healthy and sustainabledevelopment of real estate industry in Xi’an.
