The real estate industry is the pillar industry and the leading industry in China. The real estate link closely to other industries and drive development of other industries. Because of the influence of 2008 financial crisis, development of China real estate is stagnant and the house price fell quickly. In order to promote development of real estate, the government took a series of Macro policies to stimulate real estate development, and real estate began recovery. Until the second quarter of the year 2009, real estate developed too fast and house price rise too quickly. In order to control house bubble, government takes a series of Macro policies to control real estate price, and the rapid rising of house price slows down. The price in July,2010 is the same to the price in June,2010.So,this paper researches the influence factors of China real estate market development under the background of economic recovery and analysis main factors which influence real estate development.This is significant for deciders to make decision and also meaningful for government to make regulation.This paper is based under the background of economic recovery. Firstly, this paper studies on business cycle fluctuation of real estate theory which includes three sides which are the relations between business cycle fluctuation of real estate and economic cycles, the concept of business cycle fluctuation of real estate and the running of business cycle fluctuation of real estate; it also studies on house price theory which include two sides, that are the form of house price and Factors influencing on house price. Secondly, the paper analysis the run forward of China real estate under the background of economic recovery which includes four sides, which are the progress and operation of our country real estate, status quo and characteristics of our country real estate under the background of financial crisis, status quo and development of our country real estate in the background of economic recovery and the problem and trend of our country in the background of economic recovery. Thirdly,the paper analysis factors which influence China real estate development on policy environment,supply and demand environment,macroeconomic environment,and relevant mechanism between real estate market and stock market. Then influence factors empirical research under the background of economic recovery forth and back is taken, and the main influencing macro factors which influencing China real estate development in the background of economic recovery are analyzed. At last, according to the conclusion, it proposes policy recommendations which is help to develop real estate in China.
