Study Of House Registration On Collective Land On The Basis Of Farmers’ Cognition Visual Angle

Taking advantage of house on collective land is essential to establish Rural RealEstate Market (RREM) for deepening Rural Reform. However, the situation of RuralHouse Property (RHP) messed up because of lacking RHP system partly. At the sametime, most researches has not paid attention to the analysis form the view of farmers’cognition. In fact, farmers are the most important part of one institution. The paperfocuses on problems of house registration on the collective land (HRCL) from farmers’cognition, moreover, putting forward policy advice of optimizing house registration onthe collective system for promoting the HRCL efficiently.Based on the Western Theory, Institution Change Theory, Registration System andFarmers’ behavior Theory, the paper analysed of the current collective land housingregistration of stagnation, perfection of system problems with using the system analysismethod, social investigation method and statistical analysis method. This paper’s surveydata based on the Jingdezhen’s rural area of Jiangxi province. The paper states theobvious situation of HRCL including low registration coverage, farmers’ negativity onregistration, property issue of rural house. In the end of the analysis, the paper found thesystem design and the farmer the expectation inconsistent, farmer economy level andthe degree of understanding and willingness to closely related registration. Based on theforegoing research and borrowed the idea of pilot project, the paper put forward policysuggestion on HRCL.
