Research On The Renovation Of Villages In The Developed Coastal Areas From The Stakeholders’ Perspective

It is an effective approach to build socialist new countryside that we develop the renovation and recon-struction of the village residential area,which is also a key content of land reclamation in countryside.Research on the renovation and recon-struction of the village residential area is in order that we can obtain a better rural development, a higher living standard and more interests of peasants.The renovation and recon-struction of the village residential area is a complex project which involves numerous stakeholders.Meanwhile, the "pothook" of city construction land increase and rural residential land decrease aggravates this complexity in China.As urbanization intensifies, scarcity of land resource becomes more and more obviously, especially in the developed coastal areas.So the relationship between stakeholders gets more complex,too. Based on the Stakerholder theory and the Game theory, this paper use Delphi method, Correlative analysis and the Game model to build the theory of villages’renovation on the stakeholders’perspective.It is said that the central government, the local, the village committee, the rural patriarchal clan and the peasants are the core stakeholders in renovation and recon-struction, where the games between the local government and the peasants are more significant, then the paper talked the renovation and recon-struction of LongTian town in Fu qing city to make an empirical research. After all, it income some suggestions as follows:protecting farmers’ rights, to create "service-oriented government", to follow different demands and fairness.
