The scarcity of urban land is more obvious with the level of urbanization Increasing. It is an inevitable method to exploit underground space, for enhancing urban functions and improving on environment. In early years, underground space is used as air defense fortifications or basement, but it is used as many types such as subway or commercial space in recent years. According to the price indexes of Nanjing commercial land, the price was increasing with the rate of more than10%, so that the land users divert their attentions to underground space, which value is appear. Commercial land is business land. With the three-dimensional space use, land intensity is improved and intensive conservation is promoted. But few would consider the value of underground space to combine with transfer price and appraisal value. It is not conducive to manage the use of three-dimensional space, moreover, land prices show no integrity. It is make us could not get the distribution of value-added income as land owner, and parts of the state-owned assets are lost. Thus it is an important task to define the price of underground space and then define the three-dimensional land price.Theory of land prices and the law of three-dimensional space right and appraisal system are promoted to establish and improve, with the development of three-dimensional land use, especially the exploration of underground space. Conversely the exploration of three-dimensional space is further directed by the theory and system. In this paper, firstly, it is proposed that ownership of space above and below ground should be set up independently, towards the use of three-dimensional space. It is facile for land appraisal and transfer practice. Secondly, exiting system of land price and its incompletion are introduced, when it is used on expressing the value of three-dimensional space. On this basis, the concept of three-dimensional space price is proposed and analyzed briefly. Thirdly, how to do underground space appraisal is proposed and several common appraisal methods are discussed, as well as each content and characteristic of appraisal value and applicability. Finally, in case of Nanjing commercial land, the appraisal value of underground space of first-class commercial land is appraised. And on this basis, combining with standard land price above ground, the compound standard land price is proposed. Then rectification of original urban land price is analyzed.The core content and possible innovation in this paper are the connotation of three-dimensional space price and study on three-dimensional land appraisal and its application. Do above research, on one side, in order to lay theoretical foundation for further discussing on three-dimensional space price and establishment of space right, and it is also for improving the space appraisal methods as well as standard land price and its revision system. On the other side, it may provide references for appraisal of underground and three-dimensional land price, and for determining the price to fully show the land value of three-dimensional space.
