Research On The Evaluation And Control Of Financial Risk Of JD Real Estate Company

“The development of enterprises is always followed by the risk”.Because of thechangeability of macroscopical environment.the complexity of enterprise’s activities,andpeople’s limitation of knowing and controlling in the future,financial risk existsobjectively in each link of financial management activities of real estateenterprises,which is an inevitable outcome when modern real estate enterprises are inthe face of the market competition. How and in which tactics to discern,evaluate andcontrol the financial risk,has become a tough question which is in badly need of solutionin the business administration theory and work practice of the real estate enterprises.This thesis regards JD Group as the research object,introduces the developmentcourse and current situation of JD Group,analyzes the main factors and their origincauses of JD Group’s financial risk;Morever on the basis of drawing lessons from thedomestic and international scholar’s research results and combining JD group’s actualconditions,this thesis structures the financial risk evaluation index system of JD groupincluding5classes and14financial indexes reflecting enterprise’s profit-makingability,growth ability,working ability.Debt paying ability and cash flow,adopts a kind ofplural statistical method of Factor analytic approach to set up a comprehensive appraisalmodel of financial risk of JD Group,and chooses29groups of financial data inquarter,which were announced from first quarter of2003to the first quarter of2010byJD Group,to carry on case study.Finally,according to the evaluation result,this thesis hasa discussion on on some countermeasures separately such as the improvingcountermeasure of internal control institution of JD Group,the optimizingcountermeasure of financial decision syste,the re-constructing countermeasure offinancial monitoring system and the handling countermeasure of main financial risks,inorder to offers the theory reference and method guidance for the health development ofthe listed companies of real estate and real estate trade of our country.
