It is well known that the real estate marketing tactics is the specific demonstration of real estate enterprise marketing awareness and specific implementation and practice of its marketing strategy. How the real estate enterprise to formulate the marketing strategy will directly influence the survival and development of real estate enterprise. According to my sorting and analysis, I came to know that there are many studies of real estate marketing strategy in respect of the domestic tier1and tier2cities, but it is not the case for those of the medium and small cities or the tier3or tier4cities. The TD real estate project, located in Gui Xi City Jiang Xi Province, falls within the scope of the domestic tier3or tier4cities, so it is worthwhile to discuss whether the marketing tactics of TD real estate project can directly refer to those of the tier1or tier2cities. According to the actual situations of TD real estate project, in the point of view of whole process marketing, I make the analysis on market investigation and analysis, the project location, project pricing, marketing and the sales planning.The study objective of the paper is to give suggests to the TD real estate project in Gui Xi City Jiang Xi Province and other medium and small real estate enterprises under the background of the Eight Real Estate Market Regulation Measures, that is, Notice of the State Council on Issues Relating to Further Regulation of the Real Estate Market (Guo-Ban-Fa [2011]No.1) promulgated by the General Office of the State Council on January26,2011. In order to achieve the objective, I intend to combine the theory with the practice, do the contrast and market survey to analyze the issue of real estate project marketing in tier3or tier4cites. The innovation of this paper lies in the blue sea strategy theory is applied to real estate marketing planning, to push the real estate marketing innovation and development. More important, this paper will give idea for the real estate marketing planning direction which is suitable for medium and small cities in the background of new policy.However, the research of marketing strategy of TD real estate project of Gui Xi, Jiang Xi Province, may not very detailed, I still hope this paper will provide some reference to the real estate enterprises in tier 3or tier4cities to lay the foundation for the survival and development.
