In recent years, the prices of real estate appeared rising trend, the real estate’s problem especially housing problem has already become the focus of the society. More and more people want to know the cost structure items’cost of the real estate development projects. And then analyzing the specific differences of the cost structure of the project, the causes of the differences. In order to determine judge whether real estate developers get huge profits. and thus providing some cost-control advice.In the cost of real estate development, including land cost, Preliminary engineering fees, construction and installation engineering fees, public facilities fees, development costs and taxes. So, the cost of Each link how to distribute? which factors of the cost structure is different in different regions of each city, different construction categories of each city? What is the reason for the housing costs constitute’s difference between Chengdu, Leshan, Mianyang? What is the reason for the cost constitute’s differences of different region of each city, different building categories? This is the contents of this paper.This paper uses qualitative and quantitative methods, comparative research method, method of combining theory and practice. Through the way of market research, getting the data of the cost of the residential projects of Chengdu, Leshan, Mianyang. Firstly, the paper analyzes the operation of the residential market of the three regions. Then using the single factor analysis of variance, non-parametric test for multiple independent variables, to determine the significant difference among the cost of the items. Through accessing to consult relevant documents, statistics, government documents and so on, to identify the specific reason for the difference of the cost. To find ways and means to control and reduce cost. And then finding out the root causes of the high housing prices. Expecting to provide Some suggestions for government on the management of the real estate market.Through this study found that the biggest difference of Chengdu and Leshan is building installation costs, the second largest is the floor price, the third largest is taxes. And the public facilities fee, administrative expenses, selling expenses have a significant difference between Chengdu and Leshan. The biggest difference betwee Chengdu and Mianyang is the cost of construction and installation, the second is the floor price. Also, the biggest difference betwee Leshan and Mianyang is the cost of construction and installation. The reasom ofe the biggest difference is the construction and installation cost difference is that the residential grade of Three cities. The higher the grade, the higher the cost. The labor cost’s difference led to the higher of construction installation costs in Chengdu. And, Chengdu’s real estate developers pay more attention to the quality of real estate, therefore more funds were invested in the building. The second differences in housing costs factor is the floor price, the reason is that chinese monopoly in the land supply system. Complicated taxes were also contributed to the reasons for the high developmenting cost of real estate. Therefore, the government needs to strengthen the management of land bidding, regulate the real estate’s administrative fees. Also the real estate developers need to take reasonable methods to control housing costs, and reduce financing costs.
