The domestic real estate market experienced a national regulation unprecedentedly.Under this background, the developers moved gradually from the residential market to the commercial real estate.Many Chinese and foreign investors are optimistic about the domestic commercial real estate investment and invest to obtain more interests in succession.A commercial real estate investment fever is sweeping across the whole country.In Taiyuan City, a large number of commercial real estate project is done like a raging fire.However, under the influence of the background in of our country’s specific development mode, the commercial real estate shows the regional imbalance and leap of irrational development trend. Some large domestic commercial real estates though have international standard facilities and internal and external luxury decoration, in the end it can be counted on one’s fingers to obtain the steady management,certain result in the commercial real estate project. The sixth World Expo in Taiyuan City from September26to28,2011and the economic results achieved in recent years promoted the rapid development of commercial real estate. Due to the lack of experience and the market positioning, some of our real estate business often construct before investment and do not make the sufficient market investigation and research before launching the project. It would result in a variety of problems in the course of managing many commercial projects, such as the unbalance of supply and demand, being blind of market positioning, management not reach the designated position, unreasonable layout and so on, so that the uncompleted residential flats have occurred from time to time. So when obtaining profits, the commercial real estate should be aware of the potential dangers. Through the deep understanding of the market, a sustainable road of development should be found out to adapt to the commercial real estate in Taiyuan.Theory originates from the practice and serves the practice. we can find out the value of commercial real estate and the real requirements of the market.It takes Taiyuan city commercial real estate as the research background, combining with the properties of market consumption, region, durability and investment to make the market analysis and investigation of Taiyuan city retail real estate and Red Star furniture building materials market in Taiyuan respectively with the use of value chain, market analysis, in accordance with the method of combination of quantitative and qualitative. Considering the existing manpower, financial capacity, time and other resources factor, to begin with the actual feasibility, this paper selects the terminal operators and consumers of benefit main body in the value chain as investigation object. Based on the satisfaction questionnaire, using statistical software Spss to process the commercial real estate market demand and satisfaction factors and make a comprehensive analysis. In this way, we can find out the important factors which impact of Taiyuan city retail real estate and the red star Macalline business, finally, some instructive suggestions are put forward which is important for the city of Taiyuan and the domestic commercial real estate market in investment, development, and operation.
