The commercial property was separated from the property industry in2002that was regarded as the first year of commercial property, which symbolized the birth of a new independent sub-industry. The commercial property has been developing very fast in recent years as a result of high profit, strong market demands and support from local governments.Compared with the development of residential property projects, the development and operation of commercial property projects have the following features:developed in the commercial centre of the city and regarded as the gathering place of city wealth and the symbol of the city. As such, the development of commercial property projects will attract more attention than residential property projects as the development of commercial property projects is much more complicated and has a longer industry chain.However, the development and operation of commercial property projects is now facing a lot of problems arising out of mechanical application of those development and operation models for residential property projects. All these challenge the management of developers.Wansheng Commercial Property Group is a professional commercial property developer and operator, whose main business includes two parts:the development of commercial property and the lease of them. All these projects including A-grade office buildings, big shopping centre,5-star hotels, theme malls and superior apartments, are mainly located in the CBD of Guangzhou.This thesis will study and solve the strategic issues for the development of Wansheng Commercial Property Group based on the strategic management theories and methods, and will make the future development strategies by means of information technology for the purpose to establish the next development object for Wansheng Commercial Property Group and to provide theoretical support for the development of new functions of commercial property during the process of urbanization, so that it may play a decisive role for the sustainable development of Wansheng Commercial Property Group where the competition has become increasingly fierce and regular.
