Real Estate Summit successfully held in Shenzhen in the second half of 2011.Government officials, industry elites and renowned scholars had a heated discussionconcerning the current situation of real estate. Their topics include construction ofaffordable housing around by government involvement, the difficulty of real estatefinancing, and the opportunities and challenges of commercial real estate. The realestate companies, especially for the company only developed in residential real estatefaced a series of challenges because of changing of market environment. A lot of realestate companies intend to transform their business to commercial real estate. Inaddition, the strength, density, and centrality of social networks had affected thecompetitive advantage of real estate companies. Therefore, it needs to be that the realestate companies have to improve their competitiveness.So how to improve the competitive advantage of real estate enterprise, and howto develop and utilize the land is a key problem. Although a lot of previous scholarshad studied the problem from different perspectives of enterprise competitiveadvantage, and put forward some guiding opinions and Suggestions, the research ofreal estate enterprise competitive advantage also is less, and in fact the real estateenterprise competitive advantage is mainly to study into the social networkThis essay will argue the competitive advantage of the real estate business in theview of new socio-economic, using social network theory, dynamic capabilities theory,and theory of competitive advantage. It has designed the measure dimensions andindicators of the three variables, and then analysis the mechanism between the network and dynamic capabilities, dynamic capabilities and competitive advantage.Moreover, this essay will propose theoretical model about the interaction betweenthese three variables. In this essay, the author selected many real estate companies from Shanxiprovince for an instance. Thesis was built by theoretical interpretation, statisticalanalysis, model validation, and data analysis by using SPSS Statistics 17.0 andAMOS4.0. The essay verified the theoretical model and related assumptions; it alsodiscuss the structure of the thesis. Finally, it provideed some recommendations toimprove the competitive advantage of real estate companies in Shanxi Province.
