Study On Integration Management Model Of China’s Real Estate Enterprise Program Management

With more fierce competition, the real estate field becomes more integrated andreal estate enterprises go to scale. At the same time, the developed projects of somelarge-scaled real enterprises trend to be scaled and multi-projects. As one type ofmulti-projects management model in a broad sense, program management model areapplied more. However different processes, different function sectors, some resources,information could not be effectively integrated so far with program management modelapplied.This paper defines the real estate program and classifies the program managementby the objective and integrated model to combined similar projects type and large-scalesplit type, then analyzed the latter applied the integrated management theory. Thistheory is applicative in overcoming difficulties and solving some problems of programmanagement practice. Furthermore, it is more advantageous at management system, thehierarchy, the specific analysis method and the dynamic flexible level.This paper designs the real estate program integrated management life-cycle modelapplying the integrated management model and combining the logic of threedimensional structure system of system theory and analyzes the integrated managementof the strategy and objective, resources, information, organization, processes. Thestrategy integrated management emphasizes on the selection of the programmanagement type and the implement step by step. The resources integrated managementemphasizes on the overall processes management of resources with the participation ofdifferent function teams. As to the information integrated management, the reluctantfunction platform and mechanism should be established. The processes integratedmanagement emphasize on changing the traditional way of business process into thespecific subject process. Among these integrated management, organization integratedmanagement is the core and framework. This paper designs the organization structureand the function system on the basis of analysis of the organization integratedmanagement. Designing organization structure emphasizes on the selection of matrixorganization types and the program management office.
