The Cost Analysis Of Industrialized Houses Based On Life-Cycle

Housing industrialization is the fundamental change in China’s housing productionfrom extensive way to intensive way. It not only can improve the overall level of urbanresidential construction, achieve a qualitative leap and upgrade residential housingquality, but also can meet the residents’ needs of improving living quality.Although housing industrialization has been advocated for over ten years in China,the houses built by the way of industrialization are extremely rare. Many estatedevelopers are reluctant to invest in industrialized houses, because the cost ofindustrialized houses is higher than the cost of traditional houses. Therefore, it isnecessary to make research and analysis in order to find out the key factors whichrestrict housing industrialization in China and to advance the healthy and rapiddevelopment of housing industrialization.The thesis introduces the cost analysis of Life-Cycle to the research ofindustrialized houses, considers all costs of construction, usage and maintenance ofindustrialized houses and establishes a comprehensive assessment system. The core ofthe thesis compares the assessment of industrialized houses’ developmental status withempirical cases in China. First of all, we find many other factors that may affect thedevelopment of housing industrialization through interviews of experts, determine theweight of factors based on Entropy Method and select the relevant20experts to score theinfluencing factors in the questionnaire. According to this, we know the developmentallevel of industrialized houses is lower in China. Secondly, we analyze the costs oftraditional houses and industrialized houses in Wanke Geya garden buildings to find outwhich factors play a crucial role in costs of China’s industrialized houses. At last,according to the factors, we provide some solutions from policies, technology andtalented persons.In the thesis, the maximum value is that reducing the cost of Life-Cycle willencourage estate developers to invest in industrialized houses more actively throughfinding out the key factors which affect the cost of Life-Cycle and taking some actions.The thesis aims to promote the research of industrialized houses and to provide thetheoretical basis for the investment of housing industrialization。...
