To run the country’s "energy conservation and emission reductions, low carbon economy" policy, we improve requirements for building energy saving. While Nanchang’s building has not any heat preservation measures of energy saving and energy waste is serious. Additionally because energy conservation work in China is originated from the north cold areas, energy saving consciousness in hot summer and cold winter zone has been relatively weak, so it leads to the region’s energy saving research work relatively slowly. In order to answer about adverse situation, this paper has research into an energy saving transformation in Nanchang multilayer office building, trying to find out an appropriate technology in this area.In the future, it can provide reference for the energy saving renovation, and make contribution to reconstruction work.Firstly this paper analyzes the characteristics of geography and climate in Nanchang, and launches the investigation and study in multilayer office building, at the same time set of questionnaire survey to subjective users to understand the possible presence of a series of problems, and then put forward the corresponding countermeasures.According to the characteristics of geography and climate, the status of Nanchang’s office building, level ability of current reconstruction technique and funds condition, it puts forward the office building energy saving transformation appropriate technology, even affords to evaluate. By enhancing thermal insulating properties of peripheral protected structure, to make full use of natural ventilation and natural lighting, using energy-saving lamps, electrical appliances, advocating energy saving behavior, and the appropriate utilization of solar energy,and so on, it realizes the comprehensive use efficiency targets.In order to balance and judge the thermal performance after the reform of building, this paper which combines with typical office buildings, applies to different technical combination plan of Nanchang energy-saving reconstruction, with the aid of the DeST building environment simulation analysis software in energy consumption to simulate,and analysis the comparative effect for combination of different energy saving transformation, so as to optimize the combination scheme selection technology.Finally the paper puts study theory into the practice of reconstruction in Jiangxi province construction science research institute project office building, research for the reconstruction of the former construction outside the deep and calculates the thermal performance, with the engineering practice to choose reasonable reconstruction technique and use software for the reconstruction of building energy consumption and give modeling analysis, has an evaluation in building energy saving effect and analysis of investment income, eventually got suitable technical measures for the Nanchang multilayer office building retrofit.
