Globally, China is going through the biggest wave of urbanization in human history,both the scale and speed are unprecedented. However,people’s mobility intensifies thecontradiction between human and land, and the lack of enough attention to cityresidential area leads to a series of matters of residential area, both of which highlightan issue of FAR. Which factors affect FAR and how to take advantage of FARindicators to direct the planning design personnel to do well in planning residential areaunder the restriction of FAR, in order to improve the land use efficiency and theresidential environment, which will be the focus of the research in this paper.First of all, based on the research on the residential area in Qingdao, the paperanalyses the factors which influence FAR of residential area from qualitative andquantitative view, such as land conditions, planning layout, sunlight analysis and othersocial factors, and then puts forward countermeasures in aspects of planning design andarchitectural design, and hopes to offer some helpful references for implementing theprinciples of sustainable development of residential area, creating a pleasant humansettlement environment, as well as future construction of residential area in Qingdao.This article contains five chapters: the first chapter introduces research background,purpose, significance and related concepts and determines the research method; thesecond chapter, based on the research materials of residential area in Qingdao, analysesthe present situation of FAR and find out existent problems, according to the interviewsand questionnaires to residents; chapter three analyses the main factors that affect FARin aspects of land conditions, planning layout and sunlight analysis; Considering theplanning of residential area under the restriction of FAR, the fourth chapter makessuggestions both in planning design and architectural design; the last chapter looks intothe future of the development of FAR.
