YJL Tourism Real Estate Risk Management Research

With the development of the tourism industry, the improvement of life standard and maturity of tourism consumption concept, more and more people concern about the tourism real estate, so that the tourism real estate becomes a new investment hotspot. In 2010 January, the State Council issued Opinions on Promoting the Construction and Development of Hainan International Tourism Island, which brings historical development opportunity for Hainan. Following the concept International Tourist Island, Hainan's tourist industry and real estate industry has acquired new opportunities. Tourism real estate becomes a highlight of Hainan's future development strategy. Although Hainan's tourism real estate has been the flavor of the month due to various reasons, there are still some risks for the local tourism real estate, such as huge investment amount, longer investment cycle, fierce competition for investors, serious repeated planning targeting etc., which may lead to severe losses of the tourism real estate developers.This paper focuses on the risk research on one typical project of Hainan's tourism real estate– YJL tourism real estate project, mainly analyzing the project risk systematically in terms of the investment decision risk, development risk,marketing risk and property management risk, so as to summarize a set of practical risk evaluation system and risk management method for the project developers.This paper mainly uses qualitative research methods. With the establishment of a risk checklist, the author collates statistical information given by the authority, does on-the-spot investigation and questionnaire investigation, identifies and analyzes the YJL tourism real estate project risk, and then puts forward some solutions and preventive measures, so as to make more similar enterprises in tourism real estate know the potential risks and provide a scientific basis for these enterprises to carry out risk management.
