Commerce is an important part of national economy and a key point to make our social life in order. Then the activities of commercial property rental are the physical foundation of business operation and commerce development.In one hand, commercial property rental provide the necessary location for business operation and service circulation; in the other hand, it is an effective channel for company and individual investment; furthermore, commercial real estate rent is a very source of tax income for government.Commercial rent price is a hand which works as the adjustor of commercial property rent market. But in china, academic research of commercial real estate has just started, especially for commercial real estate leasing, Based on the analysis and assessment of leasing market, it not only provides guidance for the development orientation and commercial real estate planning, but also is beneficial to the government for commercial real estate market and effective supervision.In the beginning, the dissertation reviews the development course of commercial real estate and its rental market, makes a preliminary understanding of the status in macro economy and commercial circumstance, finds out some weakness consist in the practice and academic research of commercial real estate rent, lights up the research orientation of this paper - the analysis of the characters of commercial property rent and the evaluation of the rent price.Secondly, this paper makes a review on the research outcome of domestic and abroad about commercial real estate and application of Hedonic model, provides a theoretical basis and a method to the analysis of the characters of commercial property rent and the evaluation of the rent price. And then, we make an analysis about the characters of commercial property rent, based on the register data provided by Guangzhou Municipal Government.In the meantime, we build a Hedonic model based on the real exchange data provided by some property agencies to get a regression equation, which can be used to evaluate the rental price. Thirdly, this paper introduces the situation of several typical commercial and gives some suggestion to promote the performance of market management.In the last chapter, the thesis had summarized the existence problem of Guangzhou's commercial rental market.And also some proposals were offered to develop and perfect it.
