Along with the regulation of national policy on the real estate industry, tourism realestate ushered in the domestic investment boom. Tourism real estate is a marginalindustry by the real estate industry and tourism integration, getting numerousconsumers’ attention. The improvement of living standards and quality of life makestourism real estate into people’s field of vision, in which the coastal tourism real estateis quite favored by consumers, so it is necessary to study the price influence factors intheory and practice.The dissertation follows this train of thought to do research: putting forward theproposition, theory basis analysis, the construction of feature price, example researchand drawing the conclusion, containing the following key points:(1)By analyzing and summarizing the problems of the development situations homeand overseas, using conditions and theory basis of Hedonic Theory, decide whetherwe can apply the Hedonic Model to analyzing the factors for price of coastal tourismproperty.(2)Chose the price feature indicator system of coastal tourism property and constructthe price model of it. Combining the research achievements around the world andunder the promise of considering existing situation of various factors for SanYacoastal tourism property, chose feature variables which influence coastal tourismproperty price, construct its indicator system of feature price and derive the basismodel of feature price.(3)Decide the optimal function form for the feature price model of coastal tourismproperty. Do my research by exemplifying1583sample data of38coastal tourismproperty of SanYa. Analyzing the statistical results of linear model, logarithmic modeland half-logarithm in contrast with each other in SPSS18.0, chose the optimalfunction form for the feature price model of coastal tourism property.(4)Analyze the influencing factors for coastal tourism property. Decide theinfluencing factors for coastal tourism property with the help of derived feature pricemodel of Coastal tourism property. Based on the theory of Hedonic model and taking coastal tourism real estate market ofSanYa as an example, the price influence factors of coastal tourism real estate wasresearched through the following parts:(1) Screen14feature variables of affecting coastal tourism real estate price, anddetermine the coastal tourism real estate index system.(2) Base on regression analysis and testing of the linear model, a semi-logarithmicmodel and logarithmic model, the paper ultimately determines to take semi-logarithmic model as the hedonic price model of SanYa coastal tourism real estate andget the price equation.(3) Through the semi-logarithmic model, the paper works out nine characteristicvariables which are the influence factors about coastal tourism real estate market. Theinfluence degree of each variable on coastal tourism real estate is in descending order,project appreciation potential, sea-view quality, supporting facilities, decoratedegree, covered area,greening rate, floors, age, plot ratio.
