Abstract/Summary:
The reform of China real estate market has gone through more than10years. As animportant pillar of the economy, the real estate industry has become a real "interest contend"battle. The price of the land was pushed up higher and higher, and the record is refreshed againand again. The price of the buildings also went up straightly. It is all because of the rapidlydevelopment. Under the background, the survival ethics that the real estate market shouldcharge has completely changed. That the price of the buildings went up as a rocket speed hasseriously affected people's daily life. The "fragile building" event of Shanghai and the "fragilebridge" event of Nanjing warn us that technology level and the material quality are not themain factors influencing the quality of construction. The legal ethics of the companies or thepeople related to the real estate has more and more became the decisive factor influencingquality of construction. Ethical issues of the real estate gradually caused more and moreattentions, and the morality losing in real estate industry also made us to think a lot.In this paper, the principles of ethics, political science, ecology, economics, sociology andother disciplines of knowledge was used to look for morality losing cases in the real estatemarket, based on the "interest contend" of the participants. Then try our best to find out thereal reasons of morality losing, and put forward some useful methods in order to reconstructthe ethics in real estate industry. The paper totally includes four parts. In the first part, theconcepts of the participants of the real estate market are introduced and their respective ethicsresponsibilities are elaborated. The reason of the participants to involve in the real estateindustry is to purchase interests, and also because of purchasing the same interest conflictsbetween them emerge. The conflicts are the real reason which causes the morality losing in realestate industry. In the second part, we mainly find out the performance of the morality losing ofthe developers, the construction company, the supplier and the advisory company, from itsown working content and behavior characteristics, and with the help of the real-life cases. Inthe third part, based on the analysis of the performance, we deeply dig out the root causes ofthe morality losing in real estate market from the system factors, regulatory factors, moraljudgment, moral factors, and motion of moral self-discipline, and so on. We expect to find theethic "disease" of the real estate market. In the fourth part,on the basis of the study of theabove three parts, from the real status of the real estate market and the ethical in China, wefatherly discussed the standards and norms to carry out ethics construction in the real estateindustry, and put forward a lot of useful measures to strengthen the ethics construction in ourreal estate market, in order to awake the ethics return in real estate. For example, promoteethical values in a large scale, enhance the employees occupation morality, strengthen theethical construction in the industry, increase the legal constraints and punishment, find muchmore other useful supervision modes in the industry, promote the development of real estateindustry more stabile and continuous. Social survey research method is used in this paper, and a specifically questionnaire isdesigned for the morality losing of real estate market. Through a large number ofquestionnaires, we collected a lot of precious first-hand survey data, which not only provideswealthy practical materials for the research, but also directly provides the most effective datasupport for the views in the paper. The Social survey research method greatly enhances theauthenticity and credibility of the research results.
