Commercial banks play an important role in the social development, and credit risk is the most important risk it faces. The real estate is a pillar industry in national economic development and it made important contributions to our country's economic development in the past dozen years. The character of capital-intensive makes it relies on bank loans seriously in the process of its development, real estate loans increased non-rational. In the background of government's macro-control to real estate upgrading constantly, studying the credit risk of real estate has special significance to commercial banks.Firstly, this paper describes the research background and significance, outlining the status of related research at home and abroad, pointed out some limitations in current research. Secondly, introduce the related theory of credit risk and credit risk assessment, review the development of evaluation methods, analyze the applicability of the models, proposed that credit risk assessment methods based on financial data are still the first choice to commercial banks. Then, analyze the status of real estate enterprise loans in china construction bank from the particularity of real estate, focus on the credit risk evaluation system of real estate enterprise loans, point out its characteristics and shortcoming. Thirdly, analyze the factors affecting the real estate credit risk from macro, medium and micro aspects, construct the financial and non-financial indicators system, give the indicator weight by factor-logistic analysis and AHP method, explain the rationality and give the criteria. Finally, using a real estate enterprise lending case of china construction bank to verify the model, and comes to a conclusion that the evaluation system is effective.
