In recent years, the phenomenon that the commercial banks in China develop very well and play much more and more important roles in the development of the national economy; however, following the prosperity and development of the real estate industry, real estate price is rising gradually. In addition, the proportion of real estate loans accounted for the loans of commercial bank is increasing. Therefore, commercial banks have to face and pay attention to the real estate credit risk, this article is based on this issue for analyzing and researching.This paper sorts the real estate credit risk literature and reviews the development of real estate credit history, and sorts each stage of the government’s real estate regulation policies. Then the paper analyses current situation of real estate credit risk of commercial bank in China by analyzing real estate loans, NPL ratio and the bank’s own operational risk. The paper describes the existing issues very clearly and makes it be basis for later research in the paper.In order to research the real estate credit risk of commercial banks, we must analyze these factors. The paper tries to analyze the real estate credit risk through the macro, middle and micro aspects. Because of data availability and measurability, we choose the main financial data and macroeconomic data to analyze and draw some conclusions by principal component analysis and Logistic regression analysis.In order to prevent the estate credit risk of commercial banks, we should take some measures to prevent the real estate credit risk. Based on perspective of the government and banks, the paper puts forward some policy recommendations to prevent the real estate credit risk of commercial banks by strengthening the supervision of the real estate market and controlling the real estate loan growth and strengthening the bank’s internal incentives, etc.
