| Since 2004, in order to inhibit the over investment and speculation on real estate industry and fast growing house price, the government has made significant changes to land and financial policies which results in great change in market condition, competitive environment, development instrument, operation and trading pattern for real estate companies. Under this situation, the real estate industry confronts industrial shuffle and most small-medium real estate companies face great challenges.With the macroscopic readjustment and control continues in real estate industry, this thesis will study on the strategy-making of JA company which represents small-medium real estate company in Shanghai.First of all, we systematically analize the external and internal environment of JA company, after which, we apply the BCG Matrix and SWOT analizing models to find out possible corporate development strategies portfolio for JA company. We suggest that JA company should change from low cost leading development pattern to the following strategies portforlio:market penetration, products differentiation, coalition and divestiture strategies.For the successful implementation of corporate strategy for JA company, we suggest working on following topics:new management concepts learning, strengthen innovation, foster core competitiveness, elevate property management; costs control, resource bottleneck breakthrough, improve human resource management; strategic alliances, organizational structure adjustment, business process monitor, with above methods, we aim to achieve JA company's sustainable development. |
