With China's sustained economic development and social adjustment of consumption structure, the public has a constant growing demand for commercial housing. So, the real estate industry has rapidly become one of the pillar industries of the national economy with its strong correlation to other industries and its leading effects, which plays a key role in modern social and economic life. The real estate as atypical capital-intensive industry, with a large investment, high-risk, long cycle, long supply chain and striking regional differences, is inevitably faced with a certain degree of financial risk. In addition, deeply suffered from the current domestic macro-economic control together with international economic turmoil and the tightening of monetary policy, the potential financial risk has turned out to be a real estate business survival and development of many of the urgent need to address the real issues. As a result, when running the real estate business, how to prevent financial risk effectively, overall and systematically and how to reinforce competitive advantages are particularly necessary for the realization of China's real estate business of sustainable development.The research aim of this article lies in the synthesis utilization project risk theoretical knowledge, with financial risk's theory and the method of the real estate project, unifying the actual situation of Prosperous Courtyard real estate project, analyzing financial issues of this project, studying this project by the quantitative analysis with financial analysis indices, and studying the risk question through the sensitive analysis. The methods of this article mainly are the analysis induction, qualitative and quantitative combined, the canonical parse and the empirical analysis integrated.Firstly, using the standard deductive analysis and the empirical analysis, this paper summarizes the fundamental research achievement about domestic and foreign related business finance risks, and discusses the reasons of domestic real estate business finance risks, the methods of guarding real estate business finance risk method etc. Next, with theory and the method of the real estate project financial risk, unifying the prosperous courtyard real estate project actual situation which closely this article studies, this paper analyzes the financial question of this project and utilizes each financial analysis target to study this project by the quantitative analysis angle, and then studies the risk question of this project through the financial economic analysis, break even analysis, the sensitive analysis, and the probability analysis and so on.Finally, in view of the Prosperous Courtyard real estate business finance risk's origin, the paper has proposed lots of measures about preventing financial risks of real estate project , providing a reference for the analysis on the real estate project financial management theory .
