The implementation of the housing system reform since 1998, the relationship between the development of China’s real estate market and the entire national economy and the improvement of people’s life is closely. Because the housing system is not perfect so that China’s real estate industry in the rapid development also faces many challenges, some cities exist high real estate prices and investment growth rate is too fast and so many problems. In recent years, China’s urbanization level growth rapidly, urbanization also promotes the development of real estate industry in China, has become one of the important factors affecting the price of real estate. Then, what kind of impact between the urbanization and the price of real estate? Urbanization can significantly promote the real estate price? How to realize the impact of urbanization on the real estate price? Whether the urbanization impact on real estate prices between different regions are differences? How should be treat the real estate price rise in the process of urbanization? In view of this series of problems, this paper makes a quantitative research on the specific impact of urbanization, and the mechanism and path of real estate price analysis, put forward the corresponding policy recommendations.Based on the evident regional differences of China’s real estate market and the imbalance of urbanization development level, Select a sample of 35 large and medium cities that urbanization and the real estate industry is developing fast to study the impact of urbanization on real estate prices more representative. First, Recalled and combs related theory about urbanization and real estate price, and analysis currently urbanization and real estate price of development status; Second, in the factors of effect real estate price, to analysis how urbanization through effect real estate market of supply and demand structure further produced effect of real estate price, to leads empirical variable; Last, The panel data of 35 large and medium cities in our country are sample, Division of the East, middle and west of these cities, comprehensive evaluation of the level of urbanization by using the composite index of population, land and industry, analysis of different levels of regional urbanization differences in impacts on real estate prices, to explain the conclusions at the same time put forward policy recommendations. Analysis results show that nationally, urbanization has a significant positive effect on real estate prices, and industrial urbanization effect on real estate prices greater than that of population urbanization influence on real estate prices than land urbanization effect on real estate prices. Because our country’s urbanization level of imbalance, regional difference of urbanization level has brought different influences on real estate prices. Urbanization level of population in the eastern, central and western regions to the real estate price has significant positive impact, influence degree in the east than in the West influence to a greater extent than in the central region of influence degree; Industry level of urbanization in the eastern and central regions of the impact on real estate prices significantly positive, it has no significant impact on the price of real estate in the western region, the degree of impact in the central region is greater than that of the degree of impact in the eastern region; Land urbanization level only in the eastern region of the impact on the real estate price is significant, no significant impact on real estate prices in the central and western regions.
