Research On The Sustainable Development Of Henan Real Estate By Using Driving Factors

Since the end of the twentieth Century, China’s housing system has carried out major reforms including housing construction investment system, management system, and distribution system and so on. Under the government’s macro control, China’s real estate industry has become one of the most important industries in our country after nearly 20 years of development. At the same time, in order to get rapid development, at the expense of a certain degree of interests, some real estate companies caused some serious problems, like environmental pollution, disorderly management and development, and some waste material of construction. These problems create barriers to China’s economic development, to build a harmonious society. So, the healthy, sustainable development of our real estate in our country is extremely significant to improve residents’ living standard and ensure economy develop steady and sustainably.Based on the existing research results, this paper does the analysis of the real estate industry in He’nan province. At the same time, this paper also introduces the concept of sustainable development, analyses the factors which affect the real estate industry, and establish an evaluation index system to evaluate the sustainable development degree of real estate industry of He’nan Province. At the same time, combining with the data of the real estate of He’nan Province from 1998 to 2012, the thesis carries on the concrete analysis of the index system of sustainable development degree of real estate industry with principal component analysis, and analyses the influence of each index to the sustainable development of real estate industry with efficacy coefficient method. At the end, this paper gets four major factors which affect the real estate industry:real estate factor, social factor, environment factor and pollution of energy consumption factor; At the same time, this paper also calculates the coordination degree of the four factors, and that the four factors develop inconsistently is concluded. Finally, this paper puts forward some countermeasures and suggestions for the sustainable development of real estate from the development of law and policy, adjust the supply structure, and protect development environment and so on.
