| During 30 years after the implementing of our country's reform and open policy, our national economy has achieved a great, fast and stable development, along with the large enhancement of people's living standard. From 1979 to 2006, the GDP annual average growth rate of our country was 9.6%; average GDP reached above 2,004 US dollars per person, and the Engel coefficient of city inhabitant family dropped to 32.6%. Following the footsteps of economy, our country's real estate industry has been led into the fast lane, and plays a very important role as one of pillar industries in the development of national economy. At the same time, however, the real estate industry chase profit margin, giving a blind eye on social effects and ecological effects, thus lead to serious problems in some cities, such as: high house price, unpractical house structure, severe waste of resources, unbalance between supply and demand, etc. For all reasons above, to find a sustainable way of developing real estate industry by analyzing main factors which block it, then establish a scientific index system is very significant to the evaluation on the sustainable development of real estate industry.This dissertation consists of five parts. The first part is a comprehensive introduction about studies made by others on policies and measures of controlling the real estate industry, indexes of evaluating and principles to keep the sustainable development of real estate industry. The second part is the exordium. Makes a brief introduction of the dissertation. Illustrates the background and significance, ideas, ways, contents and features of writing the dissertation. The third part is the academic basis of this dissertation. It makes an analysis of the concepts and features of real estate industry and sustainable development theory, as well as theories in relation to real estate industry, which are formed by other people, such as urbanization theory, supply and demand theory in real estate industry, opportunity cost theory. The forth and fifth part are emphasis and difficulty of the dissertation. Based on the principles of establishing the evaluation index system, the forth part discusses factors that cause effects on real estate industry and count the coefficient of every index in way of AHP, therefore establishes the evaluation index system of real estate industry. The fifth part evaluates the development situation of Beibei District using the evaluation index system. Then a conclusion is made: the real estate industry of Beibei District is in a sustainable development. The last part, the sixth part, is problem-analysis and suggestions. Although in the stage of sustainable development, there still exist some problems in the real estate industry of Beibei District. Some suggestions are proposed. |
