Intelligent Residential Property Management

Since the reform and opening up to the outside, our nation' s real estates have gained a rapid development. More and more modern uptowns have been built up, however it also brought us with the problems in property management. Until today, our nation' s property management is still at its preliminary stage. Comparing with the level of property management in Hong Kong and Singapore and other places, there is a very big gap between us and there are a lot of aspects need to be consummated. In China, property management is just a new industry and a new management pattern in real estates, following after the establishment of our socialistic market economic system, the reform of real estates and the gradual increasing in peoples' living standard. Particularly in recent years, with the appearance of intellectualized uptown that are well developed thanks to modern computerized technique, network communication technique and controlling technique, a research on our nation' s present property management of inteliectualized uptowns is badly needed.Up to now, few researches on property management of intellectualized uptowns have been made within the nation. I have made some analysis and research on certain aspect with the help of relevant references and my years' s work experiences and I wish to share this article as a reference with the other researchers in the same area.Based on the practical management on 'fulai garden' 梐 high class intellectualized uptown built up by our company, I investigated the actuality of nation' s property management of intellectualized uptowns and some relevant existing problems in it, examined relevant concepts, scopes, functions and principles on property management of intellectualized uptown; I also analyzed the construction of the property management and the relationship between the management company and its surroundings; I also made some analysis on the qualifications required to the employees of the management company as well as on the financing of the management, the way and process of examination on the management fees. I made some thorough research as well on the management at both implementing and applying stage. I also studied the information system of the management. Besides in the conclusion of my thesis, I analyzed the development trend in the property management of intellectualized uptowns in China, stated the significance of the research written in the thesis.
