With the development and progress of the technology, the quantity and the technology of the product has not been the topic that is full of the challenge. Accordingly, with the whole raising of the producing ability, the more competitive "buyer marketing" is coming, so the marketing theory is developing. The topic is focus on the mansion marketing, by the way of analysis and deducing the marketing theory, the author expound the new marketing theory to improving the product competition, research how to take practice the new marketing theory.At the present, it is a serious problem that the supply is bigger than demand in mansion market in Dalian, this problem is same in Peking, Shanghai, Guangzhou...etc, the supply unbalance of the national scope, resulted in the vehement competition, also raise the problem how to extent the market for the mansion executive. And analyse and study carefully Dalian Rainbow Building which is the represent of Dalian mansion.The author use the method of SWOT, analysing the macroeconomics, competitor, and Rainbow Building by the data of research and collection, put forward the new marketing viewpoint that the mansion management should focus on the service, health and culture, beside the basic function. The author also put forward a series useful marketing strategy to push on the sales quantity. The author develop a new way for the Rainbow Building executive. The new theory in the article has illuminating function and reference evaluation for other trade.
