Commercial real estate industry (CREI) in China is in rapid development period these days. However which should not be ignored that, the development of CREI is at an initial stage in China now. It's necessary to study more about investment and financing of CREI. How to raise,arrange and use the funds is one of the key factors of CREI investment .This text discusses the factors that should be considered in CREI investment and how to plan a proper financing program by combining the theory with the case. First, the text put forward the concept of CREI, analyses the characteristics of development and operation of CREI, and points out the primary risk . Then it presents the principles ,processes , modes and the other factors should be considered of investment and financing decision of CREI, and analyses the actuality , modes and the problems of CREI investment and financing. Base these analyses, further studys of basic Chengdu CREI market, where MCD locates its commercial real estate projects, and trend prediction can be made.Basing on above-mentioned theory, this text analyses the district market environment of MCD commercial real estate.It finds the advantage and disadvantage, chance and threat of a project. Starting from estimating the investment cost of a project,it forecasts the benefit from sell and operation, based on the characteristics of the project, brings forward the schedule and the plan of funds usage,then comes up with a proper financing program which accord with the develope timetable and financing ability of commercial real estate projects, selects a appropriate financing program , increasing the capital by stockholders or borrowing from banks, then gives a later management program.This text adopts the ways about analyzing the cases and researching marckets during the studying. It investigates the situation of CREI in Chengdu and analyses the MCD projects, through the SWOT especially.This text studys about making investment decision and financing programn through analyses the investment condition,funds condition and project actuality of MCD commercial real estate projects.It gives some good advises to the commercial real estate developers which have a lack of scientific investment and rational financing program.
