Since reform and opening-up, Chinese real estate industry has started taking market path. With the socialist market economic system improved continuously, the degree of the real estate market continues to deepen also. Market-oriented business to China's real estate industry has unprecedented prosperity. But in recent years, housing prices, land prices rose rapidly, real estate market became hot increasingly; The Government had to take strong measures to control it. Based on current market conditions, this paper analyses the marketization process about Chinese real estate market, analyses how much influence about the macro-control to China's real estate market, research the heat of real estate market's development trend and whether there is a certain relationship between the heat of the real estate market and the market level. Understanding of these will help us grasp the law of the real estate market; it can promote the healthy development about real estate.Based on the law of real estate economics, early warning of real estate, fuzzy pattern recognition theory and the real estate market measure methods, this paper quantify the degree of the heat and marketization of real estate market to Kunming and the country. Using chart method analyses the development trend of the marketization process and the market-heat, revealing the relationship between marketization and market heat. By the following results:1. Chinese real estate marketization push forward steadily, the real estate current marketization has taken to achieve preliminarily. But there is still a certain distance to the marketization of western developed countries. Therefore, in order to promote the health of real estate development effectively, should continue to promote Chinese real estate market process.2. Kunming's real estate market is moving to healthy direction in recent years. Housing-price-to-income ratio decline, commercial and industry real estate tend to prosperity after the macro-control, the level of marketization increase steadily, but under the country's average level of marketization. Kunming estate market-heat, as the entire national, subject to the state macro-control obviously. It fluctuates obviously, but still higher than the national average heat. To promote Kunming real estate healthy development, we should promote the process of the real estate marketization.3. When real estate market achieve preliminary marketization, the marketization of real estate market trend to grow at stable rate.4. Since 2003, the state has increased the intensity of macro-control continuously, resulting in significant market-heat fluctuations, but the process of the real estate marketization has not been much impact, the degree of marketization continue to deepen.This article innovation: An empirical expounded about the process of market of Chinnese and Kunming ; Raise the methods to measure real estate market heat; Estate market development between Kunming and Chinese form 1999 to 2006; Concluded that "National macro-control have a significant effect on Kunming and Chinese real estate market heat, but little effect on the process of market-oriented "; Research the relations between real estate market and the market hot.In this paper,there are same shortcomings also: the conclusion may be influded by chance factors,needing more in-depth study; if adding more samples for further analysis, the conclusions will increase the credibility; Due to little number of indicators to miss data, to measure the market extent about Kunming, adoption of a national data, though not affect the overall conclusions, but have a slight impact on measure the extent of the market about Kunming.
