Since the reformation began in China in 1979, the real estate industry have developed rapidly and have become a main industry in national economy。China's real estate market has been booming, due to the nation's rapid economic growth and continuous improvement of the macro-control on either the real estate market or the related markets. Many property developers put forward their expectations about multi-region development. To achieve the targets of these strategies, rational decision-making is very essential. The real estate investment environment is all the factors that can affect the investment of real estate. At the present time, investigating and anglicizing the investment environment is absolutely necessarily to all the real estate corporation. It has two functions to study the real estate investment environment, on the one hand, it can provide the investor a scientific warranty, on the other hand, it can give some good suggestions to improve the investment environment where the capital will be invest to. This paper will be emphasis on the research of the external environment, which the enterprises face during their strategic implementations. An operable synthetic evaluation model will be given to assist the decision makers and they can avoid the blindness of investment.The article analyses and evaluates the system of the real estate from the viewpoint of investors. At first, relative definitions about investment environment evaluation of real estate are determined according to the research needs, and relative theories and systematic assessing methods are introduced at the same time, and then, analyses the importance of the IEE(the Investment Environment Evaluation) of the real estate by introducing the character of real estate. In the basis of these, systematic evaluation to investment environment of real estate in China is carried out. The first step is to analyze the factors affecting the real estate environment. The article divides the system to three levels (macro element microelement and the middle level) and this section is qualitative analysis; The second step is to establish the indicator system, and this is the beginning of the quantitative analysis; The third step is to introduce the means of evaluation, it extends the three evaluation methods (the method of multi-factor and major factor evaluation, the method of accurate number analyzing, the method of congregating evaluation) and deduce three applicable IEE methods of real estate. Finally the article gives a practical application of IEE to xi'an on real estate so that makes great practical signification. |
