As the further development of the land market, the commodity nature of the land becomes more obvious, and its role and function in the regional development appears more important. However, the land market is much more questioned by the public for the overheating of economy and the rocketing price of the housing in some districts recent years. The government begins to use the land as an important approach to control the macro-economy. By analyzing the features and the problems of the land market, the paper is supposed to be great meaningful theoretically and practically as well, for which may help the government to build up a healthy land market and regional economy.Based on the theoretical analysis to the urban land market, the paper carries out a positive study on 3 main indexes of the land market such as the macro-economic factors as GDP, land supply and price with the approach support of EXCEL and SPSS and data support from government. As a result, the main futures and faults of the land market are revealed, hence some suggestions are proposed. In details, the paper builds up an econometrics relationship between the land supply and regional GDP, investment in fixed assets and the urbanization level respectively, which shows a close tie of the supply with the factors. Furthermore, some conclusions on the dynamic characteristics and principles of the land supply are withdrawn, and relationships between land price and housing price are described as an emphasized issue. Finally, based on the empirical analysis and other one's research results , some problems of the update land market such as the inadequate market allocation, the informal market, the ill supply structure and so on. Hereafter, some corresponding countermeasures and suggestions for the government to control and manage the land market strictly to promote it healthily are put forward. |
