As our country land use system, the housing system as well as allthe correlation domains economic restructuring is unceasingly deepingand is perfected, the real estate estimate pay more and more function, thereal estate estimate research will be more and more important, but thearticle of each method parameter research are hardly seen, and also thearticle of real estate method application based on the quantitative analysisis rare, therefore, this article will elaborated the parameter determinationof the market comparison method, the income law and the cost law indetail and proposed some new ideas about that, and will separatelyintroduce the mathematical model in these estimate method, and definitereal estate estimate by quota method.First, in the base of the research of the domestic and foreign realestate estimate present situation, this article.proposes the difficulty andquestion of the estimate method in the application at present; Thenoutlines the basic concept of the real estate estimate; the articleintroduces the various factors revision of the market comparison method,analyzes the difficulty of the market comparison method in application,proposes the application of the set-pair analysis in the estimate, and hasconfirmed the the analysis superiority of the set-pair analysis through theexample; this paper introduces the net-income, the capitalization rate andthe income age limit determination in the income law, then analyzes theoperation expense reasonable constitution, and introduces the method ofthe residual error gray forecast to forecast the future income; this paperintroduces the real estate price constitution in the cost law, analyzes theclassification and method of the building depreciation, proposes the fuzzyquality synthetic evaluation in the degree of new and old, and confirmesthe fuzzy quality synthetic evaluation superiority through the example.
