Since the reform and opening up to the outside word , people's living-standard is greatly improved ,along with the land ,housing and the welfare reform, residents'concept for housing has greatly changed and the spatial-differentiation of residential community is becoming more and more evident. The residents of different socioeconomic characters obviously differentiate through filtrating of housing price, especially in shanghai. since 90's housing market arised in shanghai and up to the top at 2004,then with the national adjusting policys carried out ,the housing market became return and cool off rationally. During the upsurge of housing exploit in shanghai ,the houses have extended from the central city to the outside of city, from rebuilding the old housing places to setting up new housing places , the residential structure has remodeled now. At the background of the hot real estate market ,and so many houses, it is important to research the housing location preference of consumers, so it can be more reasonable to develop and use city land .This paper chooses"sell area top 50 of shanghai commercial residential housing"to do the research of housing consume, then find the feature of shanghai housing market.This paper is composed of five chapters , chapter one and two start with an introduction of background ,content of study and correlated theoretical development ,which provide the paper with a theoretical foundation. In chapter three, the paper describes"sell area top 50 of shanghai commercial residential housing"at volume, structure , price , location and trademark .The most important is chapter four ,which analyzes the 9 features of housing location preference of consumers at shanghai .They are location , residential direction preference , residential location preference , traffic convenient preference , city district environment preference , human space preference , house trademark preference . In chapter five explore the present conditions and problems in detail ,put forward some suggestions for the continual development of housing market .In the end ,raising the trend of shanghai housing consume preference in future.
