The real estate industry has become a major impetus and the pillar industry foreconomic growth, but the research on the real estate financial structure is relatively laggedbehind. So, there is not only the reference value to the financial structure decision of thereal estate company, but also the extremely important practical significance to achieve themanagement goal researching the relationship between real estate industry financialstructure and effects of company performance,Since the 1950s, the research on the corporate financial structure is one of the hotissues in the international financial field. Successively appears the MM theory, thetraclc-off theory of leverage, signaling theory and the pecking order theory and so on, thesemodern classical financial structure theory offer theoretical base for studying financialstructure in the real estate companies.According to the financial and marketing transaction data of China's listed companies,the author set up the simple linear regression models and the multivariate models byusing the methods of comparative analysis, descriptive statistics analysis, correlationanalysis and stepwise method. By the models, the author analyzes the relationship betweenthe financial structure and company performance. On this basis, the author considers thatthe financing structures are negatively related to company performance. At last, the authorsuggests real estate enterprise should perfect the internal managing structure, establishfinancial structure optimization system and broaden financing methods.
