| During the past few years, Real Estate industry has become not only the power of domestic economic growth, but also one of the most profitable industries. At the same time, in nearly several years of macro-control, the rectification of the real estate industry is also included, for example: the rectifying of the land; credit tightening of the real estate enterprises. In order to make reasonable financing arrangements and optimize capital structure, both financial and Real Estate enterprises were forced to have a good understanding for capital structure of Real Estate enterprises and the factors influencing capital structure. Listed Real Estate corporations, the representative of the field, offer a good chance to probe into the capital structure of Real Estate enterprises.This thesis reviewed capital structure theory, which had been divided into four stages with brief comments. On this basis, by applying principal component analysis to local key elements, the present writer uses a regression method to analysis them, then make recommendations for more rational financing arrangements and capital structure optimization. |
