In recent years, the business real estate because of the lure of profits space the form of its business enjoys the real estate company's favor. Cause the commercial facilities in all parts of the country to develop and reach historical culmination in 2003,nowdays the whiff of upsurge will continue, but behind prosperity of it's surface a lot of problem urgently to be solved have been put into in front of the developer at the same time. On the real estate market with hard competition, the real estate developer should absorb the advanced idea both at home and abroad establish the suitable change principle. All these are already become breakthrough bottleneck without doubt. As we all known, if the enterprise's tactics meets others not itself the results will bring about harmful result. It's development period is long, investment is large and great affected by economic development and policy. It's final purpose is to realize developing profits through hiring out and managing or selling, so it is very risky. Therefore the running mode of the enterprise and it's circumstance should meet each other.Because real estate hasn't developed for many yeas and business real estate has developed much shorter sinece The new peoples republic of china founded. There are many problems remain to be consummated further. Among those problems the choice of the running mode of business real estate was attached more importance by the developers. In the running modes of the real estate in the world they are divided into two types, one is sell property right mode the other is non-sell property right mode. Non-sell property right mode is the product when the real estate developed to mature stage and it is the main running mode in the real estate enterprises of the developed capitalism countries especially the Europe's and the America's. But our country's real estate has developed no more than ten yeas, the real estate developers and the development circumstances haven't developed to mature stage, there are must be more difficulties for the real estate to adopt this running mode. In that case under the current situation that the real estate is not consummate of our country the choice of running mode of the real estate is more important.After all the non-sell property right running mode is the trend furthermore our country's real estate enterprises can draw lesson from it's practice and experience thought it is can't be adopted directly. Therefore this thesis illustrated the development situation in the world firstly then introduced the adoption of the running mode by the business real estate enterprises abroad. Meanwhile elaborated the basis, advantages and shortcomings of the five kinds of running modes in our country. An real estate enterprise can draw lesson from them.It is can reflect the research significance that combine theory and practice, or the research is just the theory .consequently I chose the luneg taishan project as my object and discuss the combination of theory and practice of the project. After researched the adoption of the business real estate running mode abroad and the five ones' advantages and shortcomings in our country, on the basis of the project and the enterprise's situation, I combined the divided rent non-sell property right running mode and the entirely rent back lease sell property right running mode in the sell property right running mode. Because this running mode hasn't been practiced by an enterprise in our country, so it has it's own risk. I put forward correlated control measurements after I analysis it's risk. This compound running mode is the innovation of this thesis .Under the not consummated circumstances I hope this running mode will have a certain of help for the business real estate enterprises in our country.
