Study On Harmonious Development Between Real Estate Industry And Economy In Donghu High-tech Zone

Infrastructure is an important guarantee for the establishment and development of state-level high-tech zones, therefore, real estate market in high-tech region develop rapidly in recent years, and residential real estate, industrial real estate, commercial real estate develop in their respective shows. Real estate industry in high-tech zone has the general characteristics of real estate industry in common, such as the features of guiding, basic, highly integrated and imbalance, at the same time also has idiographic characteristics, which mainly shows in the aspects of seriously develops science and technology parks and severely restricts residential industry. The main purpose of development of real estate industry in high-tech zones is to foster high-tech talent and gather high-tech industries, during a certain period of time, the advance development of real estate industry against high-tech industry makes for material foundation, hatching corporation and leading land using of layout, so as to achieve scale effect. However, the real estate industry in high-tech zones has always been accessorial industry to support high-tech industrial projects, whose excessive and unreasonable development will lead to many problems, and therefore, the study on the harmonious development between real estate industry and economy in high-tech zones is of extremely significance for theoretical research and practical application.This paper mainly uses theoretical and empirical, qualitative and quantitative research methods. The article firstly defines the theory of harmonious development and its connotation, discusses how to build evaluation index system of harmonious development between real estate industry and economy in high-tech zones ,besides points out a comprehensive systemic evaluation of their harmonious development from the macro-level, meso-lelve and micro-level. Then, the paper introduces some evaluation method of harmonious development with their applications, and tells technique way to use these models.In the empirical part,on the basis of analyzing the development of real estate industry in Donghu High-Tech Zone , the paper selects a series of evaluation index and uses relevant models to study the harmonious development between real estate industry and economy in Donghu High-Tech Zone, which contains three aspects: (1) the harmonious development between residential real estate and macro-economic; (2) the harmonious development between industrial real estate and macro-economic; (3) the gray correlation degree among residential real estate, industrial real estate, leading industry and macroeconomic. Through empirical analysis, the paper argues that the harmonious development between real estate industry and economy in Donghu High-Tech Zone is general, it is suggested that appropriately develop real estate industry especially reduce the volatility of housing industry and improve the efficiency of industrial real estate using.
