With the rapid development in the real estate industry in recent years, policy regulation, trade and market access system concentration increased, the industry competitive increased, most small and medium sized growth companies are taking the road of development group, seek sustained and healthy road of sustainable development. In this international and domestic environment, Study in the real estate group are urgently needed to management researchers and managers.In this paper, research results based on reading a lot of management, economics, mathematics and other related works, the value chain, from the perspective of how the modern real estate business more efficient implementation of the Group management depth study, the first article from the Real Estate Development start from the process to build the internal and external value chain of real estate business model, and to analysis the value activity and value of activities subject , the real estate enterprise groups play the central role in the value chain management.In the relevant theory, based on the real estate group built the enterprise value chain management model, starting from the proposed internal and external value chain, value creation process. This transaction cost theory to make real estate enterprises the advantage of group management, enterprise groups, the horizontal synergies effectively reducing the transaction costs of enterprises, improve the overall value of the value chain, value-added. In addition application of principal-agent theory method of the value chain in the enterprise group to study the distribution of benefits, conditions of complete information and asymmetric information value chain under the condition of the allocation of business interests to provide policy basis for the actual operation of the external environment, how different pricing, contract signed to provide reference.Finally, Based on the value chain model and the starting value factors, analysis application-level of existing qualitative assessment of the value chain, and apply the internal and external value chain optimization strategies for optimization of value chain management.
