Empirical Analysis Of Land On The Local Financial Impact

People now is paying more and more attention on the value of land, while our economics is developing faster and faster. Along with this process, it's the reformation of the land transaction and the appearance of land premium. Due to imbalance of the current public finance income distribution system between the central and local government, local government is more and more replying on the selling of land to gather developing fund. And this part of money contributes as high as 40% to 60% of the disposable public financial income. And it does contribute much to our economic prosperity.As one of the most important part of the public financial income, it is invested to develop the economics, and in return, it increases the public financial income. So in my thesis, I will focus on the research of the causal relationship between the land premium and public financial income. Taking into account of the different affection of the four ways of land transferring, this thesis will separate into two parts to proceed the research. One focuses on the method listing and action; the other focuses on the method of'Transfer agreement'.
