The real estate industry has become a pillar industry of national economic development, which plays an important impact to people's life and their productions. From the current overall development trend of domestic real estate, land constraints and financial regulation under the influence of front-line cities started to slow down the growth rate of real estate, second and third tier cities in real estate development, has begun to enter the accelerated phase. Xi'an as the Northwest economy, transportation and cultural center of an increasingly competitive real estate market in recent years, developers want to surprise move in the intense environment, it is necessary for them to develop a marketing strategy with essential scientific and rational way.This article researches marketing strategy of ZY real estate company. Follow the principles of identifying problems, analyzing problems, solving the problems. First, it expresses real estate, marketing strategies and other related theories, in which organize a solid theoretical foundation for the follow-up study; and then through to the national and regional environmental analysis, and the enterprise macro-regional market and competitive situation of a more detailed environmental analysis, and through using SWOT analysis to compare enterprise with the strengths and weaknesses, opportunities and threats existing in-depth analysis; and, using the STP model, it explains and in-depth refines the position of ZY real estate company under the situation of market-oriented, and based on segmentation and positioning of product, price, and promotion to develop the four aspects of the company's marketing strategy, and lastly, from four aspects of marketing concept, organizational structure, human resources and financial, which gives the implementation methods to ZY real estate company marketing strategy.In this paper, combined with the marketing practice of ZY real estate company, using the theory of marketing strategy, exploring a set of management for the company's marketing and methods to improve the marketing standardization and their growth.
