For facilitating public living, this thesis studies an approach of spatial multi-criteria decision-making in house-buying location selection based on Decision Theory and Geography Information System. Integration of subjective factors for people and objective factors for geographical environment, especially in being adjusted by decision-making risk factors based on differentiation of individual characterization, this approach can better adapt to the differentiation of the individual needs and subjective preferences. By application of geographic information visualization to show decision-making strategies to public, this approach can better solve the issue of house-buying location selection and provide methods and successful experiences for the relevant research. This study to the results of the main contents including:(1) The evaluate factors system in housing stability:Research and analysis of the house-buying location of the factors influencing decision-making in Yizhuang as study area. By using housing stability as measurement, this thesis builds an evaluate factors system in housing stability, including business service, transportation, teaching service, medical service, environment and housing properties.(2) The criterion thematic map in housing stability:building a geographical grid to simulating real environment using urban area in Beijing, including Dongcheng District, Xicheng District, Fengtai District, Chaoyang District, Haidian District and Shijingshan District. By using improved evaluation algorithm for Services Accessibility based on Gravity Model, this approach has evaluated all of criterions, especially in criterion layer stands for criterion and criterion thematic map simulates housing stability.(3) An approach of spatial multi-criteria decision-making based on OWA (Ordered Weighted Averaging):With evaluate factors system in housing stability, application of AHP (Analytic Hierarchy Process) to abstract the information of individual needs and preferences to create the individual criterion weight scheme. With the criterion thematic map in housing stability, ordering multi-criteria in cell of grid by descending to create the different order weight scheme according to different decision risks. Integration of criterion weight and order weight, OWA can aggregate them into individual criterion thematic map in housing stability. With the individual constraint conditions, this approach can present decision-making strategy to public by thematic map. Further by a real case, this thesis discusses the effects of decision-making risk and presents the applicability of OWA in house-buying based on individual characterization.
