Sustainable development of economy lead the enterprises, especially the real estate, as a pillar industry in national economy play an important role in the social life, its influence is also growing to assume more responsibility to the real estate enterprise in modern society. CSR (corporate social responsibility) has rised and gone through a long course of development since 1920. It was almost recent decades that appared the combination of business and real estate, and it explored and called on its commitment to social responsibility theoretically in the large. It is rare to analyze the situation of their social responsibility by constructing an evaluation system of corporate social responsibility empirically. In this paper, with the perspective of stakeholders, we build the real estate evaluation system of corporate social responsibility through their needs and respond to guide real estate enterprises attach importance to social responsibility.This thesis focuses on defining the scope of real estate company and meaning of the company responsibility to summarize the related research fruit of our country and overseas'researchers about company social responsibility. Surrounding the shareholders, staffs, creditors, relocates, consumers, government, community of the real estate company's stakeholders, to state the content of social responsibility, in the respect of improving the level of profit, improving staff's living standards, creating the capital security, respecting for the rights of the relocates, building safe and quality house, tax law, creating a wonderful community and supporting the charitable cause, to establish the rating model of real estate company's social responsibility; define the construction of the principle of the real estate companies'social responsibility of evaluation system, follow the full cycle of a development project of real estate companies, design specific indicators from seven aspects of the rights and interests of the shareholders, employees, creditors, relocates, customers, government, community, and reflect the evaluated contents of the corporate social responsibility, use the Analytic Hierarchy Process to determine the standard weights. And use the method of fuzzy comprehensive evaluation to construct the evaluation system for corporate social responsibility of the real estate. At the same time, select the related real estate companies to do case analysis, and in order to establish a set of guiding significance to the real estate industry, it should have guiding sense.
