This article based on the perspective of urban planning and construction, to explore the planning and construction history of the original Japanese concession in Tianjin, to look for its core ideas on planning and development, to give a dialectical view of the development of original Japanese concession on the urban space. Through the analysis on the important existing historical data and map in both of China and Japan, following the trail of its road planning and construction, and their logic on the development, build a time frame to study its idea and historical progress as following stages:1. From 1896 to 1898, the original Japanese concession in Tianjin began the site selection and completed the final demarcation of location. Under the considerations of its geographical advantage, established its planning for future development and road construction and the core idea which was insisted on in the future:getting close to the economic center of Tianjin as far as possible and competing for the greatest economic benefit.2. From 1898 to 1900, the original Japanese concession in Tianjin began to implement the land purchase and the planning to develop for the first time, established the main ideas and models for the planning and road development: Began the connection between the concession area and Tianjin city, and the planning and construction under the classification model step by step, as well as the common development model.3. From 1900 to 1909, In the particular historical circumstances, the original Japanese concession in Tianjin began the expansions and completed its first phase of planning and road construction, leading by the core ideas in their planning. Established the spatial structure of the planning and road development in the future.4. From 1909 to 1928, based on the first phase of planning and construction, the original Japanese concession in Tianjin completed the second phase of planning and road construction, established the overall urban spatial structure of its own finally, with the connection between the concession area and Tianjin city. From the different stages of development in the above, we will find some overall characters during the planning and the constructions of the original Japanese concession in Tianjin, that is, limitations, timing and succession. Under the clear objective, through the dynamic and flexible development process, it completed its self-development, but also promoted a modern city of Tianjin from the "dual side by side" of the urban form towards the end of "integration".
